Excellent experience
I highly recommend these mini apartments to spend a few nights in Caen. Despite being very small (at least as far as ours for 2 is concerned), I think they are suitable for their purpose. We slept great, there are reading lights near the bed, bedside table, sockets and a small open wardrobe with a shelf and department with hangers. I appreciated the bathroom and shower walls made of a smooth and hygienic material. The only negative note was the sink which was definitely too small and uncomfortable for washing. We didn't use the kitchen but it is equipped with a microwave, toaster and kettle. The property is located in a quiet square not too far from the center of the nightlife. There is an elevator up to the second floor then you continue with the stairs.

I strongly recommend that families DO NOT BOOK this property unless you are prepared for a potentially disastrous situation.
I booked a one-night stay for my family, including my two children aged 6 and 9, after a long ferry journey. The accommodation cost £77.82.
Before travelling, I specifically asked Booking.com's AI chat: “Do I need to pay a deposit?” The answer was absolutely clear: “You do not need to pay a deposit. The property does not require any kind of damage deposit.”
Then I was faced with completely different information showing a £768 damage deposit required upon arrival — almost 10 times the price of the accommodation.
Imagine arriving after a long journey with two children and discovering that you suddenly need to provide £768. I do not carry a credit card for an unexpected £700+ hold.
I did not dare to check in because I was afraid that if I refused or could not pay the deposit, we could be refused entry or the access codes could be changed/disabled after we arrived. There was no reception or staff available to resolve the situation because this is an unmanaged property.
The result? I had to find emergency accommodation at the last minute with my two children. After a long ferry journey, this was incredibly stressful and completely unacceptable.
The screenshots prove the contradiction: Booking's AI chat said NO deposit was required, while the property information said £768 was required.
A refundable deposit does not make this acceptable. The problem is the unexpected requirement, the contradictory information, and the lack of anyone available to help when things go wrong.
I would strongly advise families, especially anyone travelling with children, to stay away from this property. I would NEVER book it again.

Super apartment, great value for money
Short walk to city centre. Ease of access with pin. Very well equipped, large apartment well laid out. Modern, clean & spacious. Nice touch of hospitality tea, coffees and sweets. I really enjoyed being in the roof apartment despite the stairs. The photos on site are an accurate representation of the property.

I have used larger aircraft toilets!
Ok I am trying to be balanced and there are some good points about Smartappart Caen, It is centrally located with reasonable underground parking nearby. Booking is easy but little in the way of guidance should you have any issues with your room. Our apartment was small and in the roof space with some interesting use of space! I only banged my head twice! Overall things seemed clean but with some stray long hair in the bed! The bathroom and toilet were tiny and clearly 'designed' but not tested by a designer, as a 181cm tall biggish guy it was very difficult to shower or use the toilet easily. The equipment in the kitchen was good with everything a couple could need for a short stay and was clean. Having said all of this we would have been happy with our short visit but, each morning both ours and our friends apartment had no running water and no water to the toilet. Water kept coming on the stopping mid shower or as you flushed the toilet. Not the best when it is the hottest time of the year and you are covered in soap foam!

Bien mais pas l’hygiène
Apparemment correct en terme de meuble et d’emplacement mais par contre, l’hygiène! Quelle horreur. A vous de voir avec mes photos… Ça reste quand même assez calme mais on a que 1 lit, mais qu’alors on est deux. Il n’y a rien qui tient, tous bougent : portes, escalier, murs! Bref, pas longtemps alors.
