Friendliest owner of B & B.

Kevin the owner was very friendly and knowledgeable. I enjoyed our chat on the evening of my arrival.My bed and was very comfortable and my bathroom looked newly built. I would recommend staying here. This b & b is Kevin's childhood home and as many stories to tell.

Over priced, unclean and unkempt, only advantage is proximity to the royal hospital, dusty and dirty old carpets, clean bed but low standards

Zero "Duty of Care" – Refusal to acknowledge life-threatening medical emergency

I am writing this to warn others about the rigid and unprofessional management at Springfield B&B. I was forced to cancel my booking 90 days in advance due to a sudden, life-threatening medical diagnosis (DVT). My specialists explicitly forbade travel, as transit with an active blood clot poses a fatal risk of Pulmonary Embolism.
Despite providing medical evidence and giving three months' notice, the management refused any form of compromise, insisting on a 100% forfeiture of funds. In 2026, one expects a basic "Duty of Care" or an emergency illness policy for genuine crises, yet this establishment chose to prioritize profit over guest safety and human decency.
Furthermore, when I attempted to discuss a fair settlement, the communication from the host was dismissive and lacked the professional standard expected in the hospitality industry. Charging a 100% penalty with 90 days' notice is not only ethically questionable but also conflicts with the Consumer Rights Act 2015 regarding disproportionate penalties.
I have formally escalated this to Trading Standards (Consumerline NI) and the Belfast City Council. If you value a host who understands the meaning of safety and professional ethics, I strongly suggest looking elsewhere.

An Interesting B&B Experience

A convenient location to catch buses into the city centre. Made to feel welcome on arrival, by the owner, Kevin. He was very knowledgeable on the history of Belfast, and said he'd lived at the property for 60 years. They don't offer breakfast, even though there's a photo of people sitting down for breakfast on the website. This needs to be updated.
The room I had was a very small, ensuite. The furnishings made it feel cramped. The middle light had a bare lightbulb, with the light fitting not fixed to the ceiling. No lampshade. The bed was comfortable, and the shower had nice hot water. It was OK, as long you didn't spend too much time in the room. A nice touch, with tea and coffee making facilities, and a TV. No soap or shampoo provided, though. The containers were empty. Why provide these, if they aren't replenished?
It was value for money, though, but I'm not sure I'd return.

An exceptional stay with comfort and hospitality

The experience of staying in Belfast began with a warm welcome from the host, who went above and beyond by collecting me directly from the airport. This thoughtful gesture not only made my arrival stress-free but also provided an opportunity to learn about the area as we drove into central Belfast, where I was attending a conference. The host’s friendliness and local knowledge set the tone for an impressive stay.
The accommodation itself was impeccable, offering an environment that was spotlessly clean. Careful attention had been given to every detail, including extra touches that made the stay particularly comfortable. Tea and coffee were generously provided, ensuring a cozy start to each day or a relaxing evening after the conference. Practical amenities such as a hair dryer and soap and shampoo dispensers in the shower added convenience and catered to all basic needs.
The bed proved to be exceptionally comfortable, allowing for restful nights throughout the stay. Despite being in a central location, the property was remarkably quiet. I neither heard noise from guests in other rooms nor from the outside, creating a serene environment perfect for relaxation or preparing for the next conference session.
Overall, my stay was one of exceptional comfort and hospitality. The host's attentiveness, combined with the thoughtfulness evident in every aspect of the accommodation, made it a memorable experience. Whether for business or leisure, this accommodation in Belfast is highly recommended for anyone seeking a blend of convenience, cleanliness, and tranquility.
